Melrose Park Garage Conversion
At RAEC Plasterboards, we're committed to reviving homes, one repair at a time. This Melrose Park project involved transforming an unused garage into a warm, modern living space with architectural detailing, premium materials, and a Level 4 finish. The goal was to integrate the new room seamlessly with the existing home, and the results speak for themselves.
Products Used
- R5 Ceiling Insulation: Provides improved temperature regulation, better energy efficiency, and enhanced noise reduction for year-round comfort.
- 10mm Supaceil Plasterboard: Used for ceiling installation, fixed with stud adhesive and 32mm coarse-thread plasterboard screws for a strong, stable ceiling with reduced movement and long-term durability.
- FibaFuse Tape: Used on all wall joins for long-term crack resistance.
- 13mm PlasterboardApplied to walls across mixed substrates (timber stud framing and direct-stick areas on masonry) for strong, solid walls with smooth, even finishes and increased acoustic mass.
- Shadow Line Trim: Installed around timber beam penetrations for clean architectural definition.
- Levelline Corner Tape: Applied throughout for sharp, modern edges and crack-resistant square set corners.
Workflow
1. Thermal & Acoustic Upgrade
- Installed R5 ceiling insulation to make the space comfortable for year-round use.
2. Ceiling Installation
- Fully sheeted the ceiling using 10mm Supaceil plasterboard, fixed with stud adhesive and 32mm coarse-thread plasterboard screws.
- Backed, taped, and finished all joints to a Level 4 standard in line with AWCI guidelines.
3. Feature Timber Beam Detailing
- Retained exposed timber beams as a design feature rather than concealing them.
- Installed shadow line trim around each beam penetration, creating clean architectural definition and a striking contrast between timber and plasterboard.
4. Wall Sheeting
- Sheeted the entire room using 13mm plasterboard over mixed substrates (timber stud framing and masonry direct-stick areas).
- Backed and finished all joins with FibaFuse tape for long-term crack resistance.
5. Column Boxing
- Boxed two columns up to the ceiling, creating straight, uniform surfaces with improved proportions and a polished, integrated appearance.
6. Square Set Finish
- Completed the room using a square set finish with Levelline corner tape, delivering sharp, modern edges, strong crack-resistant corners, and a minimalist architectural aesthetic that pairs beautifully with the shadow line beam detailing.
7. Final Cleanup
- Sanded all surfaces to a smooth finish and thoroughly cleaned the work area.
